Background
The owners had ourselves and two other estate agents round to value the property. Unfortunately the owners were provided with a tempting high valuation from another estate agent which they decided to give a go. The property had some initial viewings at the start, which was to be expected from a new instruction. However, six months later the property still remained for sale without any interested parties.
Our Plan
- We refreshed the look of the marketing with professional photography and an in depth description.
- We uploaded the property onto our own website, Rightmove, Zoopla and Prime Location.
- We applied a Premium Listing on the property to help it stand out to potential buyers.
- We also applied a Featured Listing, to help the property appear at the top of the listing and help more buyers see the property and increase the click through to more details.
- We realigned the marketing price to a level that we felt was appropriate and that the sellers were happy with to achieve a sale price which we felt the market would support at the time and what the research and evidence suggested.

The Results
After accompanying the viewings with an experienced member of staff, we successfully received an offer from a proceedable buyer. After qualifying the buyers position to proceed, we negotiated on our sellers behalf to achieve the sellers an extra £50,000 and reach a figure that the sellers were pleased to accept.
Dan and the team at Fells recently sold our house in Avon Castle, Ringwood.
